What a difference a month makes.  February data shows more Buyer activity than in the last 3 years. This influx of Buyers is evening out sale prices. The steep drop from December to January seems to have leveled out, with prices now looking more in the range of December’s. That said, some areas such as Hillsboro, NW Washington County and North Portland are seeing increases in price around $40,000 over December. (see Neighborhoods Report below) Sellers can expect relief from what has been the steadily-increasing Time on Market as well.

  • There were 2,260 New Listings in February which increased 17.1% from the 1,930 in Feb 2025, &  increased 17.1% from the 2,109 in the previous month/Jan.
  • At 1,405 February 2026’s Closed Sales (Solds) are down 1.6% from Feb 2025’s 1,428, and increased a substantial 26.5% from the previous month’s total of 1,111.
  • At 1,821 February’s Pending Sales (Accepted Offers) are up 10.5% from Feb 2025’s 1,648, and up 6.6% from the previous month/January’s total of 1,708 Accepted Offers.
  • The Average Sale Price for February 2026 of, $590,600 is down $22,500. from last year/February 2025’s $613,100, and up $22,600 from the p­­revious month/Jan’s $568,000. 
  • The “Median Sale Price” (the price smack dab in the middle of all sales) in February 2026 of $525,000 is down $13,300 from February 2025’s $538,300, & up $15,000 from the previous month’s $510,000.
