Portland Market Stats & Neighborhoods Report~July 2026

Whereas we see normal seasonal slowing while folks are out of town on vacation etc, the New and Closed sales activity rose from what it was last year in July. I am personally seeing more homes going on the market at this time of year than I usually do. As for prices, they’re hovering unremarkably in most areas, but N Portland, Gresham/ Troutdale, OR City/ Canby & Lake Oswego/ W Linn are all showing steady upward movement. W Portland is the only area showing a steady decrease. Check out the Neighborhoods Report below for a monthly look at each.

  • New Listings: 3,004—decreased 5.1% from June (3,164) and increased 2.5% from July 2025 (2,931)
  • Closed Sales: 2,167—decreased 4.2% from June (2,263) and increased 8.1% from July 2025 (2,005)
  • Pending Sales: 2,133—decreased 12.5% from June (2,437) and decreased 2.0% from July 2025 (2,177)
  • Average Sale Price: $632,500—down $11,800 from June ($644,300)—up $10,700 from July ‘25($621,800)
  • Median Sale Price: $555,000—down $9,900 from June ($564,900)—unchanged from July‘25 ($555,000)
  • Market Time: 54 days—decreased 1 day from June (55 days)
