Overview/Fluctuations
Overall we see prices leveling out everywhere. N Portland and NW Washington County are two areas where we see slight depreciation, but this is not as scary as it looks; more an indicator that prices jumped a bit beyond what Buyers were willing to pay in these areas and there is now a correction in process. Gresham, Oregon City and Beaverton/Aloha in particular remain very strong (see below), and the whole Portland area is pretty solid, albeit w/prices cooling a bit & some seasonal slowing.
Though most think Summertime is the busy season for real estate, truth is that it slows down dramatically as people are off on vacation etc. Spring is the hottest time for Sellers, and the current market and Fall are my favorite times to represent Buyers as they find a new home to call their own. : ) AND, if a home is priced and marketed properly, I have continuing and long-standing success Selling in any time of year.

Per RMLS Market Data for the Portland Metro Area, June 2019:
- There were 4,281 New Listings in June 2019 which was down 5.2% from June of 2018’s 4,515, and a whopping 12.7% from the previous month/May’s 4,902.
- At 2,756 June 2019’s Closed Sales were also down at 6.4% under June 2018’s 2,946, and 7.2% increase over the previous month/May 2019’s total of 2,969.
- June 2019’s Pending Sales (accepted offers), at 3,083 were up a tiny bit at 0.8% over June of 2018’s 3,059, but down 6.3% from the previous month/May 2019’s total of 3,292.
- The Average Sale Price in June 2019 of $472,700 rose only slightly at $300.00 over last year/June 2018’s $472,400, and was up just $1,500 from the previous month/May 2019’s $471,200.
- The “Median” Sale Price (the price smack dab in the middle of all sales) in June 2019 of $420,000 was up modestly from last year/June 2018’s $417,900 by $2,100, and exactly the same as the previous month/May 2019’s $420,000 .

- There were 4,902 New Listings in May 2019 which was up 5.1% from May of 2018’s 4,665, and a whopping 16.4% increase over the previous month/April’s 4,210. (*Strongest May since 2008 which was 5,182.)
- At 2,969 May 2019’s Closed Sales were up 5.9% from May 2018’s 2,803, and again, a whopping 23.2% increase over the previous month/April 2019’s total of 2,409. (*Strongest May since 2006 which was 3,054.)
- May 2019’s Pending Sales (accepted offers), at 3,292 were up 2.8% from May of 2018’s 3,201, and also up 6.1% from the previous month/April 2019’s total of 3,102.
- The Average Sale Price in May 2019 of $471,200 rose $10,500 from last year/May 2018’s $460,700, and was up $19,100 from the previous month/April 2019’s $452,100.
- The “Median” Sale Price (the price smack dab in the middle of all sales) in April 2019 of $420,000 was up from last year/April 2018’s $409,000 by $11,000, and up $15,000.00, from the previous month/April 2019’s $405,000.
